Fees

Conveyancing includes many steps to reach completion and the amount of time it could take depends on the parties in the chain. 


The steps include:

  • Take your instructions and give you initial advice together with our quote for fees and disbursements.
  • Open your file and send out our initial papers for your completion and return
  • Check finances are in place to fund purchase and contact lender’s solicitors if needed
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller’s solicitor
  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender and you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry
  • Once registration has been completed a copy will be sent to you with our closing letter.
  • Your file will then be closed.


On Purchase transactions we expect to spend 11-15 hours at an hourly rate of £175 per hour. 

On Sales we expect to spend 9-12 hours at an hourly rate of £175 per hour. 

For re-mortgages we expect to spend 7-9 hours at an hourly rate of £175 per hour.

We cover all aspects on Immigration Law in addition to Human Rights and Nationalities matters. 

Our initial consultation is offered at £100 inclusive of VAT. 

After your consultation you will be made aware of what your particular matter may cost in the region of. 

Our fees are charged at an hourly rate of £150 per hour and is charged based on time spent


The exact costs will depend on the individual circumstances of any matter. It is important that we are able to provide you with as much guidance and certainty as to the likely costs involved in your matter. So that we can give you certainty about pricing we ask you to provide us with as much information as possible at the beginning of the matter.


The fee earner working on your case will charge at their hourly rate and record their time for undertaking the work involved. We anticipate We anticipate the entire process will take between 30 and 40 hours of work at an average hourly rate of £350 per hour. In addition, we also charge between 2-4% of the gross estate. 


Disbursements not included within the fee:

-Probate application fee of £300;

-Bankruptcy-only Land Charges Department searches (£8.60 per beneficiary);

-Approximately £200 for a post in the London Gazette—protects against unexpected claims from unknown creditors;

-Approximately £100 for a post in a Local Newspaper—this also protects against unexpected claims.


However again the individual circumstances of our matter may sit outside our anticipated range and you will always be provided a transparent breakdown of the costs in our Client Care letter.
